THE PROCESS
In In mornings we work on
Fundings, Docs, then Conditions
*LO/ Originators are responsible for choosing the lender,
program, and locking the rate.
*Upon receipt of a new file, it will be reviewed within 24
hours. The title/escrow and appraisal will be ordered at this
time.
*A document checklist will be faxed/ emailed to LO/ Originator
identifying the documents that have been received.
*All VOE's, VOD's, VOM's, VOR's and documentation required by
third parties will be ordered.
*Work with all parties involved to collect all needed items.
Once all items are received, the file will be submitted to the
lender.
*Once we receive an approval from the lender, we will fax or
email a copy to the LO/ Originator and contact the borrower to
review documents still needed.
*Once all of our, Prior to Documents conditions are met we will
forward on to the lender and follow-up to ensure the loan is in
line for underwriting review of conditions.
*Follow up with phone calls to be sure the lender has received
conditions and ask
for their turn times. (each Lender will vary in turn times and
per department ie; approval 24 -48 hours, underwriting review 48
hours, docs 24-48 hours).
*We will inform the LO/ Originator and borrower the status of
conditions and set an expectation of a signing time frame.
*We request that a copy of the preliminary HUD be faxed to us
prior to closing for verification of figures. AND borrowers wire
information if the borrower chooses to have funds wired. (Escrow
may require an additional fee).
* Before we order documents we will call/ fax/ email you to go
over the estimated HUD and Doc Request form (if available) to be
sure figures/ fees and docs are correct.
*We will coordinate and schedule closings if requested.
*We follow up on the closing, funding, disbursement and
recording.
*The loan package will be returned to the originator's office
after funding, disbursement and recording.
GUARANTEE
If a loan doesn't close, we don't get paid! This guarantee
ensures we will do everything we can to get the loan closed.
COMMUNICATION
We prefer to communicate via email. This allows the complete
attention to your inquiry and can be researched efficiently.
WE RETURN ALL CALLS AND EMAILS BY END OF DAY.
A loan status will be emailed at the end of each business day of
all activities that have occurred/ or not occurred on your file
for the day.
We will be in communication with you about documents that come
in and do not match what the borrower has stated and could
affect the loan approval.
WE REQUEST THAT YOU EMAIL US ALL CHANGES GIVING US ALL THE
INFORMTION WE NEED AND GIVE US 24 HOURS TO COMPLY WITH YOUR
REQUEST.
TO EXPEDITE THE PROCESS
Please be sure 1003 and all disclosures are complete and the
dates are in compliance.
Verify ALL contact #’s are correct. (Borrower home & cell,
Account Exec.)
Review all income information and debt to income ratio to make
sure we are on the same page as you and the lender. Loan
officer will be notified immediately via email if this
information is not consistent or if we have questions.
Communicate with the borrower to help obtain requested
documents.
Go over the HUD with the borrower PRIOR to drawling docs.
Be available during signing for any questions or clarification.
LO/ ORIGINATOR RESPONSIBILITIES
Lock in rates. (LO/ Originator needs to fax or email us the rate
lock confirmation immediately.)
Determine program and lender.
Call the borrower or party’s involved if the loan is denied or
if there are any changes to the initial loan program.
Call the borrower or parties involved if there is any problem
with the transaction that was not of our making.
Quote rates and payments to borrower.
